Business Model, Theory of Change

Our current business model operates mainly on a Costs plus Percentage Fee basis. As a Builder/Developer, our company provides a complex service that ranges from site selections, financing, architectural and engineering design, feasibility analysis, construction, and, at times, property and asset management. Our potential market size is greater than we can envision for our company. The key levers for growth will be capitalizing on the existing opportunities (annual projects exceeding $50M in our state alone) by scaling wisely through team growth (adding employees), further developing key network relationships that drive deal flow, and focusing intently on understanding our clients' needs better than our closest competitors.

Biggest Organizational Needs

Why? We constantly wrestle with the battle of pursing growth initiatives versus turning down opportunity, yet trying to be content with current capacity. We've felt led by the Lord to not trade any more "time for task". So, when operating at personal max capacity daily, we feel any growth must and should come through one or two processes: either simplification (i.e., tearing something down in order to rebuild in its place) or through delegation of responsibility to free more personal margin and capacity, which will re-direct current energies while maintaining and increasing productivity.

Redemptive Opportunity

We believe that by serving the needs of clients from a place of humility, empathy, and expertise in craft will continue to distinguish our company from others. We primarily serve health care providers. If the experience and end use product don’t translate to adding higher value to our clients, then their patients or staff suffer. Based on feedback from client's, sale reps, and brokers we've worked with, we believe our existing build product sets us apart already. The way to capitalize on market share is to strengthen our complementary services; mainly financing and investment/lease options. By simplifying the process and removing as many hurdles out of the building/development process as possible, our perceived value to our clients is exponentially higher and the financial value to our company can be realized through increased profits. It's a win-win.

Our company has a special interest in creative collaboration and actively seek equity positions and investment opportunities both for and alongside our clients helping many of them also become real estate partners in lieu of tenant/operators.
